Project Description

The client, a non profit organisation, requested a "building for life". As an owner occupier, the building had to reflect the company's dynamic, contemporary image. A tight budget contrasted with a desire for a signature building that did not reflect the status quo in SubiCentro. The building was given generous side and rear setbacks to permit light to all elevations and ensure longevity for the building when adjacent sites were developed.

A further front setback, contrary to Subiaco Redevelopment Authority requirements was used to soften the front with landscaping. This landscaping zone was used to filter the street aesthetic from within the building. The open canopy allows the growth of these trees to green the aspect from the upper floor executive offices. The rhythmical contemporary facade with alternating vertical and horizontal windows placed in a zinc cladding wall system and supported by a concrete and steel portal frame structure was reflective of the old Subiaco light industrial aesthetic.

The large portal frames provided the upper floor with large column free spaces that allowed maximum flexibility for the internal layouts. Special disability considerations were forefront throughout the design process to meet the client’s requirements as disability employment agents.

Due to the rapid increase in the size of the clients business a larger premises was required. We were commissioned in 2010 to add another floor to the original building. The design challenge was to add the required floor space whilst complementing the buildings existing aesthetic. Great care was exercised to ensure that the extension did not overwhelm the existing proportions. This extension incorporated extensive external sun control screens that blurred the connection between new and old.  

The technical complexity in satisfying building regulations from a class 2 fire classification to a class 3 was considerable as the original open stair was retained and extended.

The client insisted that they remained operational on site throughout the construction period.
