Project Description

The brief required a functional home which could provide flexibility for a young growing family of on a 629m2 North/South lot in Cottesloe. The owners were keen to capitalise on the Northern aspect. Utilise light, volume and provide appropriate separation between active and passive areas. 

We were able to advise our clients on the block selection within the subdivision resulting in large savings on earthworks as the subdivision was previously a limestone quarry. By selecting a site with a street and 2 R.O.W.s along 3 of its boundaries we were able to build parapet walls extensively along the R.O.W.s in turn maximised the available site width to the North.

The Council also insisted that all vehicular access to all lots be via the rear R.O.W. No vehicular access was permitted from the main street. 

The ground floor comprises the master bedroom, kitchen, meals, family room, laundry, pool and pavilion. The upper floor accommodates the children's bedrooms, bathroom, guest room and garage/store. The upper level connects to the ground floor via 2 stairs. One at the front providing access to the main living area whilst the second stair at the rear provides alternate access to the pool/pavilion/alfresco areas from garage and bedrooms.

The Garage/pavilion is treated as a separate building and is connected to the main house via a glazed link over the pool/courtyard.

Spanish limestone has been used throughout the ground floor and extends through the outdoor area and into the pavilion to create a seamless flow.

Much care and attention has been given to the planning and orientation of all spaces, functions and proportion which has been extensively refined. 

We were conscious not to allow the building to overwhelm the site and to provide a considerable usable area for lawns, gardens and landscaped courtyards throughout to provide aspect, breeze paths and natural light to internal spaces. These usable active external spaces also create areas of free play for young children. The alfresco dining area is incorporated within the building fabric and is not merely an attachment to the house. This integration promotes an outdoor lifestyle via a blurred line between internal and external spaces. 

The use of concrete filled cavity brick walls have been used extensively on the ground floor to provide a level and connected living areas to an otherwise heavily sloping site. Rendered brickwork and raw concrete soffits provide a low maintenance and unique aesthetic to the ground floor. The first floor consists of an insulated reverse brick veneer construction, which provides better energy efficiency without compromising on sound transmission. Colorbond Ultra Maxline roof sheeting has been used for the roofing and cladding to the upper floor again providing a low maintenance finish with an elegant aesthetic.
